Dunes Harbour Beach has reached a significant milestone, with all 100 homesites in its first neighbourhood, Sol Precinct, now sold, signalling strong buyer demand for new coastal living in Mackay.
Located just seven kilometres from Mackay’s CBD, the Sol Precinct forms part of the broader Dunes Harbour Beach master planned community, which is planned to ultimately accommodate up to 550 homesites. Homes built by purchasers across the precinct are now supporting an initial residential population of around 107 residents, reinforcing sustained market confidence in the project and Mackay’s long‑term coastal lifestyle appeal.
First launched in November 2021, the Sol Precinct was delivered through a series of staged land releases, with sales progressing steadily over time. The pace of sales reflects a deliberate delivery approach aligned with local market conditions, with consistent buyer interest maintained across multiple years.
General Manager of Urbex Realty Craig Covacich says the milestone validates the project’s unique lifestyle offering.

The result comes amid tightening market conditions across Mackay, where vacancy rates across the region remain at approximately 0.6 per cent, among the lowest in Queensland, while houses are delivering average yields of around 5.9 per cent, reinforcing Mackay’s position as one of the state’s stronger performing regional property markets.
Planning is also progressing for the next stage of the development, the Angler Precinct, which is expected to introduce a further 49 homesites, subject to approvals.
Locally, Dunes Harbour Beach has also reintroduced a series of free community events aimed at activating the precinct as it continues to grow.
The program commenced this month in April with a Coastal Kids school holiday event, followed by weekly Yoga by the Beach sessions and the return of Tunes in the Dunes in June with events running through to October.
Mr Covacich says the events play an important role in shaping the community as it evolves.
“As more residents move in, it’s important that the precinct grows as a connected coastal community, not just a collection of homes,” Covacich said.
With the first precinct sold out and demand firmly established, a limited number of unique opportunities are now emerging within Dunes Harbour Beach, including a beachfront residence currently operating as the project’s sales centre.
The home is being offered with a developer backed leaseback arrangement, providing a fixed return while the precinct continues to grow and appealing to buyers seeking greater predictability ahead of a future move into an absolute beachfront home.
